A residence for year-round housing and recreation with good transport access is designed as highly above standard. It is situated in the municipality of Sulíkov, in the cadastral area of Vřesice in the district of Blansko. It is located in the area of the Halasovo Kunštátsko (Halas` Kunštát area) country park which is an attractive recreational area with large plots of woods, in the vicinity of the dam of Křetínka. The use of the residence is suitable both for year-round housing and family recreation and as a pension or club facility.

The residence consists of the following buildings:
• two residential buildings;
• a workshop building;
• an elevated terrace with a pool covered with a sliding laminated roof. The pool is equipped with the Desjoyaux salinization technology. A shower and stainless racks are also placed on the terrace;
• a wine bar for ten persons and a separate room with the engineering equipment of the pool equipped with the Desjoyaux salinization technoloty are built below the terrace;
• a covered garage place for four cars with a remote control entrance gate; and
• a grill shelter.

Outdoor spaces: The residence (approx. 2,500 m2) is an organic complex, planted with ornamental and partially also fruit tree species and alpine plants to create an ornamental garden. The garden is sloping and is optically divided by the landscape architect into parts; each of them serves a different purpose. These are an English part with a fountain and the coloured illumination of the planted roses, a kitchen part (strawberries, currants), and an ornamental part. A sand area with benches is placed in the garden area near the terrace. The whole complex is equipped with an automatic irrigation system with automated operation control with water supply from an outside source and with electric outdoor lights. A dug well of a depth of 10 m with a hand pump as a backup water source is in the garden. The whole complex is enclosed by a high-quality fence, being partially made of the metal BEKAERT system and partially wood on a stone base. A smaller part of the complex outside the fence is covered with a self-seeding forest cover.

Description of individual buildings:

The first building with assigned indication number 20 is a detached single-storied basementless house which has an attic built in one of its parts, with a ridge roof. The permit to occupy it was issued in 1988. It is situated on the inclined, sloping ground which slopes to the north-east. The arrangement follows the slope of the ground. The house is built on concrete wall footings with waterproofing, the blockwork is made of YTONG blocks, and the outside walls are 30 cm thick. Facade – lime-cement render and the artificial sandstone facing of the wall bottom. The roof is covered with BRAMAC baked tiles with insulation in the roof battens. The metalworker`s elements are made of copper. The habitable room flooring is parquet or cork and the hallway and bathroom have tile flooring. The windows are modern, made of solid wood, with a double-glazing unit and blinds. The doors are made of solid wood. The bathroom contains a shower cabinet and a basin; the toilet is flush. The house has
a 220/380V system installed. The house has a gas distribution system to which a central heating boiler is connected. Heating is central, panel radiators and WIELAND distribution systems. Hot water is from the electric storage water heater. The outside walls are heavily insulated. The house is connected to the municipal water main; reserve consumption from its own well. The drainage is led into the sump. The house is equipped with an air-conditioning system.

The internal arrangement of the house: The main entrance from the ground floor leads to the hall, from where you have access to the toilet, the bathroom, the dressing room, and the kitchen. The kitchen is equipped with a modern kitchen unit with a sink and an electric stove (glass-fibre top) with a hood (solid wood furniture) and a glazed-tile stove. The electric storage hot water heater, the central heating boiler and the air-conditioning system are also placed on the ground floor. The three steps from the hall provide access to the elevated ground floor, where a large living room (approx. 45 m2) is situated. The interior spiral staircase provides access from the living room to the attic. There are 4 bedrooms (floating floor) and a WC with a sink in the attic.

The second object without the indication/reg. no. is a single-storied house with an attic, partially cellared and with an annexed winter garden which is also the entrance to the house. The permit to occupy it was issued in 2004. The house is built on concrete wall footings with waterproofing, the masonry is made of POROTHERM bricks, and the roof is made using the BRAMAC system with insulation in the roof battens. The metalworker`s elements are made of copper. Facade – lime-cement render and the artificial sandstone facing of the wall bottom. The doors and windows are made of solid oak and the floors are ceramic. An attic is built in one part. The whole building is heavily insulated. The house has an electric 220/380V system installed. The house has a gas distribution system to which a Vaillant central heating boiler is connected; storage hot water heating using the central heating boiler. The house is equipped with an air-conditioning system.

The internal arrangement of the house: Two entrances to the building are built. One entrance leads into the winter garden and from there into a small hall where access to the attic is provided by the straight staircase flight. You can also use three steps from the hall to enter the habitable space on the elevated ground floor, protected with solid guard bars on the windows and folding gates on the two entrances. The second entrance on the ground floor is directly to this habitable space. The hall also provides access to the basement, which is equipped with shelves intended especially for the storage of fruits. In the attic, there is access from the small gallery to the above standard equipped kitchen with a kitchen unit (solid oak, equipped with
a microwave oven, an oven with vertical moving, a dishwasher, a refrigerator, and a double sink) and a pantry (a wire system), and also to the bathroom – a bath with a whirlpool tub with a shower and a WC and to a balcony. A pergola of 2004 is built in front of the house.

Both the houses are connected to the public water works (a reserve source is the well), electricity and gas, and waste pipes are led into two stainless septic tanks with overflowing. They are further equipped with a satellite TV antenna, telephone and internet distribution systems and a security system connected to the central security desk. Both buildings have vertical blinds.

The third building is a workshop which consists of a brickwork building with wooden panels, equipped with electricity. The roof is single pitch, tile cladding. No façade coating is performed and there are no metalworker`s structures.

The pool is a building made of stone and concrete of an irregular plan, partially in the sloping ground. On the bottom level under the pool, there is a wine bar furnished (solid pear) for nine persons and further a workshop with an engine room. A paved terrace with the pool and the pool roof are on the upper level. The pool itself is also of an irregular shape, with the maximum length of 8.75 m and the maximum width of 4.10 m. The depth is from 1.2 to
1.8 m. Equipment: counter flow, filtration, el. heating, and lights. A bent aluminium roof with polycarbonate panels with 5 telescopic blades of the total length of 10.5 m. The pool is equipped with the Desjoyaux salinization technology.

The covered garage place for two to three cars with the remote control entry gate is
a shelter – masonry columns 30/30 cm with a single-pitched roof, one wall is fitted with
a lightweight wood panel, tiled roofing, metalworker`s structures, plaster, paint, and wiring.

All the buildings are in a very good constructional and technical condition.

Built-up areas and enclosed volume:
House no. 20 – The built-up area is 86.45 m2. The enclosed volume – upper structure 336.11 m3, roof 105 m3, total 441 m3. Age is 11 years.

House without identification/reg. no. – The built-up area (1st above-ground storey) is 57.43 m2, basement 37.2 m2, and attic 49.38 m2. The enclosed space – substructure 63.18 m3, upper structure 370.24 m3, roof 32.08 m3, total 465.50 m3. Age is 4 years.

Auxiliary buildings – workshop on plot parcel no. 57/5 – Built-up area 16.2 m2, enclosed space 46.58 m3, and age – uncompleted new building; (grill) shelter on plot parcel no. 27 – built-up area 6.39 m2, enclosed space 14,76 m3, and age 9 years.

The built-up area of both the auxiliary buildings is 22.59 m2, i.e. less than 25 m2.

External works:
Pool – Built-up area 139 m2, enclosed space (construction in the slope) 403.7 m3 (without the roof), roof – width 4.5 m and length 10.5 m, and age 4 years.

Garage space – Built-up area 46 m2 and age 4 years.

Irrigation system – The total length of the irrigation system piping is about 400 running meters; the age is 4 years.
The other external works – A fence, outdoor pavement, outdoor stairs, retaining walls, septic tanks, a terrace, and a pergola.

Land: permanent growth – This is a park cover of mostly ornamental wood species and alpine plants; fruit wood species (gooseberries, currants, apple trees, and stone-fruit trees) are also there. They are very carefully maintained covers. An uninterrupted forest cover of an area of 190 m2 is on plot parcel no. 24/30 in the eastern corner. The total cover area is about 70 m2 on plot parcel no. 57/5, parcel no. 24/48 - 30 m2, parcel no. 24/30 - 310 m2, parcel no. 94/3 approx. 30 m2, parcel no. 24/26 - 30 m2, parcel no. 24/35 - 150 m2, parcel no. 24/47 - 70 m2, and parcel no. 94/4 - 90 m2.
